The U.S. Department of Veterans Affairs (VA) is seeking to lease space for a Community Resource and Referral Center (CRRC) in Davenport, Iowa. The goal of this contract is to identify potential sources and suitable locations for leasing 15,638 ABOA Square Feet, not to exceed 20,746 Rental Square Feet, along with required parking spaces.

Work Details
The VA requires the following:
- Lease of 15,638 ABOA Square Feet and up to 20,746 Rentable Square Feet in Davenport, Iowa.
- A minimum of 97 available parking spaces within 500 feet of the building entrance.
- Reserved parking: 6 ADA compliant spaces and 10 spaces for Government Vehicles, including oversized spaces.
- Space must be in an existing building, new construction (build-to-suit), or multi-tenant use.
- First floor space is preferred; if on another floor, a dedicated elevator is required.
- Compliance with accessibility standards and security requirements as per VA guidelines.
- The facility must meet local building and safety codes.

Period of Performance
The lease term may extend up to 20 years inclusive of all options.

Bidder Requirements
Offerors must demonstrate technical skills and financial capabilities necessary to fulfill the stated requirements. They should provide evidence of SDVOSB or VOSB status through the Veteran Small Business Certification database. Offerors must also submit a Capabilities Statement that includes company information, evidence of bonding capacity for a bid bond of $100,000, and experience with similar projects within the last five years.
