Elevator & Wheelchair Lift Maintenance

Background
The Bureau of Indian Education (BIE) through the Southwestern Indian Polytechnic Institute (SIPI) is seeking qualified contractor services for elevator and wheelchair lift maintenance. The goal of this contract is to ensure the safe and efficient operation of two ThyssenKrupp elevators and one wheelchair lift located on SIPI's campus in Albuquerque, New Mexico. This solicitation is set aside 100% for Indian Small Business Economic Enterprises (ISBEEs.

Work Details
The contractor will provide inspection, testing, preventive maintenance, repairs, and reporting for the elevators and lift. The scope includes:

1. **General Requirements**: The contractor must furnish all labor, materials, parts, tools, and travel required for routine and emergency maintenance services. All services must comply with ASME A17.1 and applicable regulations.

2. **Preventive Maintenance Tasks**: Services will be performed semi-annually at a minimum and include cleaning machine rooms, lubricating mechanical parts, inspecting electrical wiring, testing emergency features, and ensuring smooth operation.

3. **Specific Systems Inspections**: Components such as controllers, drive mechanisms, cab fixtures, hydraulic assemblies, hoistway components, and wheelchair lift systems must be inspected and maintained.

4. **Testing and Inspections**: Monthly visual inspections, quarterly operational reviews, and annual full inspections are required with results documented using jurisdictional Elevator Test Log Forms.

Period of Performance
The expected period of performance begins on October 1, 2025, and goes through September 30, 2026. The contract includes four additional one-year option periods.

The contract will be performed at the Southwestern Indian Polytechnic Institute (SIPI), located at 9169 Coors Blvd NW, Albuquerque, NM 87120.
