Background
The General Services Administration (GSA), Public Buildings Service (PBS), Great Lakes Region (Region 5) is issuing this solicitation for the Elevator Modernization Project at the Gerald R. Ford Federal Building & US Courthouse located in Grand Rapids, Michigan. The project aims to modernize existing elevator systems to enhance functionality and safety. This procurement is set aside for small business concerns, with an estimated price range between $3,500,000 and $4,500,000.

Work Details
The project involves the renovation of three existing passenger elevators and one service elevator. Key tasks include:
- Demolition of existing hoisting machines, elevator controls, lighting, electrical and mechanical equipment;
- Installation of new gearless elevator machines; control panels; variable voltage variable frequency solid state motor drives;
- New counterweight roller guides; hall push button stations and signal fixtures; braille entrance jamb plates; sump pumps; mechanical and electrical equipment; LED lighting; elevator cab interiors and finishes;
- Finishes in the elevator pit, hoist way, and machine room. Additionally, modifications to the fire alarm system will be required to connect to the new elevator panel, along with new notification devices in the hoist way and machine room. The fire sprinkler system will also be modified by removing it from specified areas as indicated in contract documents.

Period of Performance
The contractor shall commence work within 1 calendar day after receiving the Notice to Proceed and is expected to achieve substantial completion within 587 calendar days. Final completion must occur within 45 calendar days following substantial completion, which includes all punch list work and final documentation.

Place of Performance
The construction projects will be performed at the Gerald R. Ford Federal Building & U.S. Courthouse located at 110 Michigan Street NW, Grand Rapids, Michigan 49503.
