This requirement is for maintenance and repair of approximately sixty-two (62) elevators systems located in approximately thirty-nine (39) facilities. The Contractor shall perform Elevator Maintenance Services at the Fort Cavazos Military Installation. The Contractor shall provide non-personal services for elevator maintenance and repairs to include elevator preventative maintenance and repairs on the elevators and handicap lifts. The contractor shall maintain elevator systems in a consistent safe, reliable, and satisfactory operating condition per manufacturers' specifications. A current inventory of the number and type of elevators and handicap lifts is included in Technical Exhibit (TE) A; the elevator and handicap lift inventory list is a living document that contains the buildings/facilities with equipment to be maintained and repaired. Due to the nature of the installation and Army mission, requirements are expected to change; however, the anticipated change is expected to be minimal. Changes typically result from new construction, the demolition of older facilities, and renovation of facilities. Changes to TE-A Inventory List will be provided to the Contractor in writing as soon as is practicable; however, to keep the contract elevators and handicap lifts file current, the changes will be provided to the Contracting Officer once each quarter.

Background
This requirement is for maintenance and repair of approximately sixty-two (62) elevators systems located in approximately thirty-nine (39) facilities. The Contractor shall perform Elevator Maintenance Services at the Fort Cavazos Military Installation. Fort Cavazos is located near Killeen, Texas and consists of approximately 218,823 acres and 5,838 buildings. The on-post population consists of approximately 65,000 military, Government Civilians, Contractor personnel, and resident family members. Fort Cavazos supports an overall population of nearly 500,000, to include retirees, off post family members, and survivors. Fort Cavazos consists of the Main Cantonment Area, West Cavazos, North Cavazos, Belton Lake Outdoor Recreation Area (BLORA), Doppler radar site located at Granger Lake, range training areas, and areas under the control of the Fort Cavazos Installation. The main cantonment area is approximately twenty (20) miles west of Interstate Highway 35 at Belton, Texas, and adjacent to Killeen, Texas.
West Fort Cavazos is immediately adjacent to the main cantonment.
North Fort Cavazos is approximately twenty-five (25) miles north of the Main Cantonment.
Belton Lake Outdoor Recreational Area is approximately twelve (12) miles east of the Main Cantonment Area,
and the Doppler radar site located at Granger Lake is approximately fifty-seven (57) miles from Fort Cavazos.

Work Details
The contractor shall provide all personnel, equipment, supplies, facilities, transportation, tools, materials necessary to perform elevators preventive maintenance as defined in this Performance Work Statement paragraph 2.25 thru 2.25.4.4. The work includes elevator preventative maintenance and repairs on the elevators and handicap lifts to ensure consistent safe, reliable operation per manufacturers’ specifications. A current inventory of the number and type of elevators and handicap lifts is included in Technical Exhibit (TE) A; the elevator and handicap lift inventory list is a living document that contains the buildings/facilities with equipment to be maintained and repaired.

Period of Performance
The contract period extends from August 1st 2024 to June 30th 2029.

Place of Performance
The work will be performed at Fort Cavazos in Texas.
