Design Build Durban Consulate Lease Fit-Out Construction

Background
The U.S. Department of State (DOS), Bureau of Overseas Buildings Operations (OBO) is requesting submissions to pre-qualify firms for Design-Build Construction Services for the Design-Build construction of office space located in a leased office building (leased space fit-out) for the New United States Consulate in Durban, South Africa. The Project is described below. OBO seeks to commission our nation’s top constructors to produce facilities of outstanding quality and value. This project is available for full and open competition.

Work Details
This project consists of the design and construction of a consulate space located in an occupied mixed-use retail/office complex. The project includes approximately 2,582 USM of space, including but not limited to Controlled Access Area (CAA), CAA, Parking Garage, Security, and USCG entry on ground level with Main Access Control (MAC). The project also includes work outside the U.S. Government (USG) lease limits for certain improvements, including but not limited to bollards, anti-climb infrastructure, and connections to local utilities. The landlord requires certain work to be executed by their own contractors. The Contractor will be required to work with the landlord to ensure that these works are executed to the landlord’s standards. The project requires phasing of some portions of the work and the continued full operation of the existing Nedbank building in coordination with Nedbank facility management, tenants impacted by the Work, and the Umhlanga Ridge Town Center Management.

Place of Performance
The construction projects will be performed at the Nedbank building located at 5 & 9 Park Avenue, and 20, 22, & 24 Centenary Boulevard, Umhlanga Ridge, Durban, South Africa.
