Background
The U.S. Department of Veterans Affairs (DVA) is seeking expressions of interest for leasing approximately 3500 ABOA square feet of space in the Cut Bank/Shelby, MT area for a Community Based Outpatient Clinic (CBOC).
The goal is to establish a facility that meets the operational needs of the DVA and serves veterans in the region.
The lease will replace an existing 20-year lease, with a firm term of 10 years and a non-firm term of another 10 years, aiming for operational occupancy by October 1, 2028.

Work Details
The contract involves leasing space that meets specific requirements for a CBOC, including:
- A total estimated square footage of 3500 ABOA SF.
- The building must comply with seismic requirements as defined in the American Department of Veterans Affairs Handbook H-08-18 and ASCE 31-02 standards.
- The offered space must be contiguous, built to DVA specifications, and zoned for DVA's intended use.
- It should be a full-service lease including janitorial services and utilities.
- The facility must not be located in the FEMA 100-year flood plain and cannot be a sublease.
- A minimum of 20 parking spaces is required, including handicap accessible spaces per ADA standards.
- Preference for properties on public bus routes within 2,640 feet from a stop, with level access to sidewalks and parking lots at the main entrance.

Period of Performance
The lease term is up to 20 years total: a firm term of 10 years followed by a non-firm term of another 10 years, with beneficial occupancy estimated for October 1, 2028.
