Background
The contract is issued by the USDA Rural Development (RD) to secure management services for a multi-family dwelling known as Colonial Park Apartments located at 110 South Delaware Street, Tonganoxie, Kansas.

The goal of this contract is to ensure effective management and operation of the property, which includes oversight of maintenance activities and compliance with federal regulations.

Work Details
The Contractor shall perform the following services for property management:

1. Yard Maintenance Services: Oversee yard maintenance to maintain a neat appearance, including trimming shrubbery and grass, and keeping public walks clean during winter.

2. Budget Preparation: Prepare an original project budget and monthly reports for submission to Rural Development. Monthly reports are due by the 20th of each month following the reporting period.

3. Rentals: Manage rental processes including preparing eligibility certifications, leases, and ensuring compliance with Rural Development regulations.

4. Enforcement of Leases: Ensure tenant compliance with lease terms, emphasizing voluntary compliance and utilizing local social services when necessary.

5. Collection of Rents: Collect all rents, security deposits, and other receipts related to the management of the project, ensuring proper deposit into designated accounts.

Period of Performance
The contract will be performed from October 2024 through April 2025.
