Background
The solicitation is for HVAC maintenance services for Building 115 at the Columbia-Cascades Administrative Office (CCAO) of the Bureau of Reclamation. The work involves maintaining a new HVAC system installed in December 2011, consisting of 7 Carrier units with Genteq motors, thermostats, economizer, and two exhaust fans. The contractor is required to perform four inspection/services annually on a quarterly basis and document all scheduled and unscheduled service visits via work order forms.

Work Details
The tasks to be performed include mid-winter inspection, spring inspection, mid-summer inspection, and fall inspection. These tasks involve activities such as replacing filters with new pleated MERV 7 filters, inspecting belts, testing and adjusting heating and cooling operations for optimum performance, lubricating motors bearings and bushings, cleaning evaporator and condenser coil fan blades and blower wheels, tightening electrical connections and wiring, and adjusting refrigerant levels as needed. The place of performance is the Columbia-Cascades Administrative Office at 1917 Marsh Road, Yakima, WA 98901.

Period of Performance
The period of performance for the base year is from May 1, 2022, through April 30, 2023. Additionally, there are option years as follows: Option Year One: May 1, 2023 through April 30, 2024; Option Year Two: May 1, 2024 through April 30, 2025; Option Year Three: May 1, 2025 through April 30, 2026; Option Year Four: May 1, 2026 through April 30, 2027.

Place of Performance
The contract will be performed at the Columbia-Cascades Administrative Office located at Bureau of Reclamation, 1917 Marsh Road, Yakima, WA 98901.
