Description

The Department of Veterans Affairs seeks to lease 35,827 ABOA Square Feet (SF) of clinical space and 381 parking spaces for use by the VA for a community-based outpatient clinic in Fayetteville, AR. The space shall be located within the delineated area stated below. VA is interested in an existing building however new construction will also be considered.

Lease Term: 20 years firm.

Delineated Area: To receive consideration, submitted properties must be located within
the area described below, which is bound by the following roads or must front on any of
the following boundary lines:
Bounded on the North: Zion Road
Bounded on the East: Hwy 265
Bounded on the South: Hwy 16 or West 15th Street
Bounded on the West: Rupple Road

Background
The Department of Veterans Affairs (VA) is seeking to lease clinical space for a community-based outpatient clinic in Fayetteville, AR. The goal of this contract is to secure 35,827 ABOA Square Feet (SF) of clinical space and 381 parking spaces to support the VA's mission of providing healthcare services to veterans. The VA is interested in existing buildings but will also consider new construction.

Work Details
The contractor will provide a lease for 35,827 ABOA Square Feet of clinical space and 381 parking spaces. The offered space must meet the following requirements:

(1) Located on a single floor within one building, preferably on the first floor;
(2) Not in the FEMA 100-year flood plain;
(3) Zoned for VA’s intended use;
(4) Not in close proximity to incompatible uses such as liquor establishments, cannabis dispensaries, drug treatment centers, correctional facilities, firearm sales establishments, railroad tracks, or flight paths;
(5) Not near residential neighborhoods or industrial areas;
(6) No apartment space or living quarters within the same building;
(7) Proximity to amenities like restaurants, hotels, pharmacies, and shopping;
(8) Easily accessible to major roadways with multiple travel routes;
(9) Public transportation options within a walkable distance of 2,640 feet from the main entrance;
(10) No structured parking under the leased space;
(11) Compliance with federal and local government requirements for fire safety, physical security, accessibility, seismic standards, and sustainability;
(12) A fully serviced lease is required.

Period of Performance
The lease term is set for a firm duration of 20 years.

Place of Performance
Fayetteville, Arkansas within the delineated area bounded by Zion Road to the North, Hwy 265 to the East, Hwy 16 or West 15th Street to the South, and Rupple Road to the West.
