1. GENERAL REQUIREMENTS:
1.1 The contractor shall furnish all parts, material, labor, equipment, and supervision
necessary to complete the remodel work for a DNWS classroom located at Building
20602. The work shall include the following requirements listed in the specific
requirements. The contractor shall assure the DD Form 1354 are completed within 3
working days of place in service date and submitted to Kirtland AFB Real Property
office to get it staffed to the BCE for signature, at the conclusion of the project.
Background: The current classroom is not large enough to support the number of students in each
course for the curriculum. DNWS is requesting to remodel the classroom and remove
the adjoining wall to enlarge the space for future use and growth of the existing
classroom.
SPECIFIC REQUIREMENTS:
2.1 Contractor shall remove two (2) cinder block walls between classroom (104B and
office (106B) up to the I-beam level in their entirety. All removal and disposal of
materials, and/or equipment shall be the responsibility of the Contractor with no
additional expense to the Government. All remaining edges and corners shall be
protected and flush with existing gypsum board for safety purposes.
2.2 Contractor shall install sheetrock on walls, using 3 studs Ga. 20 and 5/8 thick
gypsum board.
2.3 Contractor shall paint walls including primer and 2 coats of paint. All paints to be
used shall be submitted as part of the normal submittal procedure and approved by
the USACE Contracting Officer Representative.
2.4 Contractor shall install new suspended ceiling using a 2'x2' ceiling tile at the same
height than the existing ceiling. Quantity of ceiling tiles required as par to of this
project shall be verified at the site visit prior to bidding deadlines. The Contractor is
responsible for furnishing all ceiling tiles to provide a complete system both for
functionality and aesthetically to blend with surround ceiling surfaces.
2.5 Contractor shall replace lighting with New 2'x2'LED lighting fixtures with dimmer
and all associated wiring/switches for a complete and usable system.
2.6 Contractor shall replace lighting fixtures type can with LED Recessed can
Lighting with dimmer as indicated on the drawings and discussed at the site visit.
Final quantities shall be the responsibility of the Contractor at no additional expense
to the Government.
2.7 Contractor shall replace and paint new three (3) ea. solid core doors and hardware.
Colors of paint shall be submitted by the Contractor to the USACE COR for
approval prior to application of paint during the construction process. The existing
frames will not be replaced; however, the contractor will be required to paint these
frames in accordance with project specifications.
2.8 Contractor shall remove one double door and frame, and closed the existing opening
using same classroom proposed wall material and finishes. Install panic devices on
new doors.
2.9 The Contractor shall remove the existing floor carpet, patch, and install DTRA
provided carpet tiles. The carpet tiles provided by DTRA are considered GFCI
(Government Furnished Contractor Installed) for the purpose of the construction
contract. Carpet adhesives and all associated materials required to correctly install
carpet tiles per the manufacturer's recommendation shall be provided by the
Contractor at no additional expense to the Government.
2.10 Clean/shampoo carpet once project is complete utilizing an approved carpet cleaner
and applicator designed for carpet tile style areas.
2.11 The contractor shall replace the existing sprinkler escutcheon covers. Exact
quantity will be the responsibility of the Contractor at no additional expense to the
Government. These quantities can be verified during the site visit conducted prior to
bid submission.
2.12 The Contractor shall replace the existing HVAC ceiling diffusers/grills with
matching or equivalent grills to ensure adequate throw distance and flow rates into
the newly renovated area.
2.13 The Contractor shall remove all existing wall electrical devices, lighting switches,
receptacle outlets and any other existing infrastructure, and install new devices to
the new gypsum board walls at or near same location in compliance with code
height and distance between devices. Additional outlets might be needed following
code's minimum distance between the outlets, and these shall be provided by the
Contractor at no additional expense to the Government. The Contractor is
responsible for verifying any additional outlet locations, junction box requirements,
and ensure breaker capacity is adequate at the nearest panel box in accordance with
life safety and NEC requirements.
2.14 The Contractor shall eliminate utilities and drops not in service from the existing
walls device location pulling the cables back to the near J-box and terminated.
2.15 The existing column between the classrooms will remains. The contractor shall
cover the column perimeter with gypsum board wall panels and apply paint.
2.16 Relocate the existing screens and projectors from the existing walls to the renovated
walls. All mounting of screens, projectors, and any other electronic devices shall the
responsibility of the Contractor at no additional expense to the Government.
Fasteners, brackets, braces, etc. shall be supplied by the Contractor as part of this
construction contract.
2.17 Contractor shall install four (4) new drywalls to cover one of the long classroom
walls length and three (3) new drywalls at the other long classroom wall. These
locations will be identified and measurable during the site visit. Identifying
quantities shall be the responsibility of the Contractor and execution of this work
shall be at no additional expense to the Government.
2.18 The contractor shall provide raceways for the podium (data, power, signal). NIPR,
SVTC and SPR will be required at the podium. All electronic materials and/or
equipment shall comply with UFC, NEC, and contract specification requirements. If
discrepancies occur between the referenced literature the most stringent requirement
shall govern and is the responsibility of the Contractor at no additional expense to
the Government.
