May 22, 2025: Due to the large file size of Attachment 7 - Drawings 5 of 7 Elec, the file was not able to be opened by some contractors. To resolve this issue, this attachment has been reduced in size and separated into two files. They are now uploaded in the Attachment/Links as "Reduced_ Attach 7a- Drawings 5 of 7 Elec" and "Reduced_Attach 7b - Drawings 5 of 7 Elec". Please use these two reduced files (Reduced _Attach 7a and Reduced_Attach 7b) instead of the initial Attach 7 -Drawings 5 of 7 Elec. Also, Attachment 12 - A and E Report BCWC has been reduced in size so that it may be opened without issues. This is still one attachment; however, it has been reduced in file size. An asset of the Pike-San Isabel National Forests & Cimarron and Comanche National Grasslands (PSICC) South Platte Ranger District (RD), the Buffalo Creek Work Center was built in 1938 by the Works Projects Administration and is located at 18046 County Road 126, Buffalo Creek, CO 80425. The Work Center of roughly 31 2 acres hosts several structures, including, but not limited to, the Office, Garage/Shop, and Dwelling constructed in 1938, and the Barracks and Engine Storage constructed in 2002, as well as several other miscellaneous structures and utility features. Like many historical buildings of this age, the office is very inefficient in terms of energy consumption and space utilization. Under this contract new office space and an additional engine bay space will be constructed as an addition to the existing Engine Storage building. Work in the base items includes mobilization; quality control; construction staking and layout; construction of site utilities for water, sewer, natural gas, power and telecommunications; final site grading; parking area construction; demolition of existing site features and utilities; and foundation, building, and mechanical/electrical/plumbing systems construction.

Incidental work includes submittals for quality control; submittals for safety and accident prevention; coordination with local utility companies; submittals for products and shop drawings; the construction schedule; construction waste management; operation and maintenance manuals, as well as system demonstration and training.

Background
The Buffalo Creek Work Center, an asset of the Pike-San Isabel National Forests & Cimarron and Comanche National Grasslands (PSICC), is located at 18046 County Road 126, Buffalo Creek, CO 80425. Built in 1938 by the Works Projects Administration, this facility spans approximately 3½ acres and includes several structures such as an Office, Garage/Shop, Dwelling, Barracks, and Engine Storage.

The existing office is inefficient in energy consumption and space utilization. The goal of this contract is to construct new office space and an additional engine bay as an addition to the existing Engine Storage building.

Work Details
The work under this contract includes: mobilization; quality control; construction staking and layout; construction of site utilities for water, sewer, natural gas, power, and telecommunications; final site grading; parking area construction; demolition of existing site features and utilities; foundation work; building construction; and mechanical/electrical/plumbing systems installation.

Incidental work involves quality control submittals; safety and accident prevention measures; coordination with local utility companies; product submittals and shop drawings; a construction schedule; construction waste management; operation and maintenance manuals; system demonstration and training.

Specific tasks include: upgrading utilities (water, sewer, natural gas, electrical, telephone/data systems); site demolition and improvements; grading; temporary erosion control measures; construction of new office space and engine bay space as a building addition to an existing structure.

Period of Performance
The contract will be performed from approximately September 30, 2025, to September 30, 2026.

The geographic location for the construction projects will be at the Buffalo Creek Work Center located at 18046 County Road 126, Pine, Colorado 80470.
