Background
The project is initiated by the Malcom Randall VA Medical Center, which aims to enhance its cardiology services through renovation and expansion. The goal is to provide a modernized administrative space that supports the operational needs of the Cardiology service, ensuring compliance with relevant codes and standards.

Work Details
The contract involves the renovation and expansion of approximately 6,000 sqft of cardiology service administrative space on the third floor. Key components include:
- Construction of private and shared offices, conference rooms, open office areas, break rooms, staff restrooms, waiting areas, and support spaces.
- Associated MEP (Mechanical, Electrical, Plumbing), fire protection, electrical systems, and technology systems must be integrated into the design.
- Major tasks include selective demolition of existing structures, construction of new partitions and finishes, installation of plumbing and HVAC systems, electrical work including lighting and fire alarms, as well as commissioning and testing of all systems.
- The project is divided into two bid items: Base Bid Work (Item A) includes all general construction and alterations to be completed within 540 calendar days; Alternate No. 1 (Item B) allows for a deduction in scope related to specific office alterations in the north corridor to be completed within 480 calendar days.

Base Period of Performance: 12-18-2026 to 06-12-2028; Alternate No. 1 Period of Performance: 12-18-2026 to 04-11-2028.
