Puerto Rico Hub (Aquadilla, Vieques, and Antilles) Operations and Maintenance (O&M) & Janitorial

The Contractor shall provide management, supervision, labor, materials, equipment, and supplies and shall be responsible for the efficient, effective, economical, and satisfactory operation, scheduled and unscheduled maintenance, repair of equipment and systems, including vertical transportation, pest control, solid waste removal and recycling program, air quality control permits, hazardous and medical waste removal, telephone communications/programming, surveillance systems, welding, water testing, and all related services located within the property line of the following locations: Aguadilla Service Processing Center (Only O&M apply to this facility) The Aguadilla SPC facility is located in Aguadilla, Puerto Rico. It is situated on approximately 3 acres. There are 4 building assets totaling approximately 16,500 gross square feet (GSF), and 8 structure assets located on the site. The following is the infrastructure for this facility:1) Administration Building, 2) Service Processing Center, 3) Butler Building, 4) All green areas, 5) Generators and Diesel Tanks and 6) New Warehouse. Vieques Communication Facility (Monte Pirata Communications) The Monte Pirata Communications Facility is located on the island of Vieques, Puerto Rico. This is a structural asset which occupies less than an acre and consists of the following exterior items: 1) Microwave communications antenna tower, 2) Several small equipment shelters, 3) Generator building, 4) Water tank, 5) Electrical closet, 6) Air conditioning units, 7) Above ground Diesel Storage Tank, 8) Transformer Station.NOTE: Services at this location are limited to the following: 1- Pest Control; Cut grass (every other week); maintain mini-split AC unit (no big HVAC); recycling/disposal program; touch up paint on doors, windows and walls; ensure walls and surfaces are clear of surface rust; rust mitigation. 2- The labor category anticipated at this location to perform the aforementioned services is a General Maintenance Worker visit the site twice per week (average of 20 hours per week of work); Onsite Response time requirement is within 15 minutes of notification. 3- The contractor shall utilize an employee who lives on Vieques Island and can respond to emergency calls within 15 minutes and be on the jobsite within 30 minutes after initial response to the emergency service call. Antilles ICE Facility The Antilles site is a Government Owned Facility located at 400 Av. Manuel Fernandez Juncos. It is situated on approximately 3 acres. There are 5 buildings that belong to ICE located within the fenced area. The building assets total approximately 44,564 gross square feet (GSF): Building #1- Main Building; Building #2- Conference Building; Building #3- Warehouse; Building #4- Generator Building and Building #5- Guard Shack.
