IFB 25005; James Wood Middle School Roof Replacement

Background
The James Wood Middle School Roof Replacement project is initiated by Frederick County Public Schools located in Winchester, Virginia. The primary goal of this contract is to replace the existing roof system of the school to ensure safety and functionality for its occupants.

The project involves significant renovations to an educational facility, which aligns with the agency's mission to provide a safe and conducive learning environment.

Work Details
The project entails approximately 46,354 square feet of total roof system removal and replacement. The new roofing system will consist of:
- New insulation
- A single-ply 60 Mil reinforced EPDM fully adhered membrane roofing system
- All related flashing and sheet metal accessories.

Additionally, the base bid includes the removal and replacement of 500 square feet of deteriorated or damaged poured gypsum roof deck and form board. Unit prices for various materials such as treated wood nailers and metal deck treatment are also specified for potential adjustments during construction.

Period of Performance
The work must be substantially complete no later than May 30, 2025, with final completion required by June 27, 2025.
