TVWD ITB 20260204 North Wing HVAC Replacements

Background
The Tualatin Valley Water District is seeking competitive bids for the replacement of HVAC system components at their Operations Headquarters located in Beaverton, Oregon. The goal of this contract is to upgrade the aging HVAC infrastructure to improve efficiency and reliability.

Work Details
The project involves the following key tasks:

1. Replacement of 13 aging rooftop AC units (RTUs) with new units at the Beaverton Operations Center. This includes upgrading HVAC digital controls and making minor alterations to the data room HVAC. Ceiling supply diffusers will also be replaced. The work encompasses HVAC, mechanical, electrical, and roofing tasks for one RTU.

2. One RTU will be a variable air volume (VAV) multizone unit with ten interior single duct electrical reheat terminal units (TUs) and associated ductwork. The remaining twelve RTUs will be single zone constant volume rooftop replacements that will reuse existing indoor ductwork.

3. There will be no changes to the existing building envelope, area, square footage, occupancy, interior partitions or separations, storm drainage, ADA compliance, plumbing fixtures, fire sprinklers, egress, or exiting.

Period of Performance
The work is expected to commence with a Limited Notice to Proceed upon contract execution and a Notice to Proceed no later than June 1, 2026.

Place of Performance
The contract work will be performed at the Tualatin Valley Water District Operations Headquarters in Beaverton, Oregon.

Bidder Requirements
Bidders must comply with ORS 279 for public work in Oregon and submit a Statement of Bidder’s Qualifications with their bid. Bids must include a statement regarding compliance with prevailing wage laws as per ORS 279C.800 through 279C.870. Bidders must also confirm whether they are resident bidders as defined in ORS 279A.120 and registered with the Oregon Construction Contractors Board as per ORS 279C.365.
