Background
Empire State Development (ESD) is issuing this Request for Proposals (RFP) to engage a qualified commercial real estate broker. The mission of ESD is to promote a vigorous and growing state economy, encourage business investment and job creation, and support diverse, prosperous local economies across New York State.
The goal of this contract is to identify and secure a lease for a business space that will accommodate ESD staff and be accessible for meetings with businesses and the public.
Work Details
The selected broker will be responsible for:
1. Understanding ESD’s business needs, including ideal layout, amenities, and location.
2. Conducting a search for suitable commercial properties based on specific criteria.
3. Coordinating property tours and evaluations.
4. Assisting in lease negotiations and providing expert guidance throughout the process.
5. Ensuring all documentation, timelines, and key milestones are met.
The new office must accommodate up to 15 employees, have access to a conference room, be within a 2-mile radius of 110 W Fayette Street #100, Syracuse, NY 13202, and preferably require renovations rather than complete build-out.
Period of Performance
The contract is expected to begin upon approval of the broker selected through this RFP process, with an anticipated occupancy of the new space within 6-8 months after approval. The initial lease term should be no less than five (5) years and no more than ten (10) years.
