Building Maintenance Services for DOH Environmental Health Administration

Background
The Department of Health (DOH) Environmental Health Administration (EHA) oversees the Environmental Management Division (EMD) and the Environmental Health Services Division (EHSD).

The primary purpose of this Request for Proposals (RFP) is to solicit building maintenance services to maintain the EMD Waimano Ridge Campus and EHSD Halawa Campus in good condition and repair. These campuses are not maintained by the Hawaiʻi State Department of Accounting and General Services (DAGS).

Work Details
The Awarded Contractor shall provide two (2) STAFF to conduct EHA Building Maintenance Services, which include: plumbing, electrical, roof repairs, general repairs, and general maintenance for the buildings identified.

Specific tasks include:
A. General maintenance and repairs such as repairing nicks/scratches/holes in walls, repairing office furniture, replacing light bulbs, inspecting for water intrusion in Hale Ola Basement, and graffiti removal.
B. Electrical maintenance including keeping electrical systems operational and coordinating repairs or replacements.
C. Plumbing maintenance including keeping plumbing operational and troubleshooting issues.
D. Monthly inspections to identify potential large repairs or maintenance projects.
E. Managing vendors for landscaping, janitorial services, fire safety inspections, pest control monitoring, tree trimming services, air conditioner maintenance, etc.
F. Performing other duties as assigned.

Period of Performance
The contract duration is thirty-six (36) months with an expected start date around August 1, 2025, and an end date around July 31, 2028.

Place of Performance
Services will be performed at the EMD Waimano Ridge Campus located at 2827 Waimano Home Road, Pearl City, Hawaiʻi 96782 and the EHSD Halawa Campus located at 99-945 Halawa Valley Street, Aiea, Hawaiʻi 96701.
