TCSG-400-Cx Ogeechee Tech GISIR Training Center

Background
The Georgia State Financing and Investment Commission (GSFIC), as Owner on behalf the of the Technical College System of Georgia (Using Agency or ''TCSG''), and the Ogeechee Technical College, (''OTC''), is seeking firms interested in providing Building Commissioning Services for a project known as Project No. TCSG-400 OTC - Georgia ISIR Training Center. The demand for skilled industrial systems technicians in Georgia's southeast region has been high for several years, and with the scheduled opening of the Hyundai EV plant in 2025, the demand is projected to soar.

The proposed 37,300 square foot Georgia Industrial Systems and Industrial Robotics Training Center (GISIRTC) will triple the College's annual training capacity to 400,000 hours, meeting the region's projected training demand in FY25.

Work Details
The project involves providing Building Commissioning Services for the Georgia ISIR Training Center at Ogeechee Technical College. The services include developing Owner’s Project Requirements (OPR), reviewing Design Professional’s Basis of Design (BOD) information, conducting design phase and construction phase commissioning tasks, developing system manuals for commissioned systems, and completing final commissioning reports.

The firm must meet certain minimum qualifications such as having current Commercial General Liability Insurance coverage with minimum limits of $1,000,000 per occurrence and professional liability coverage of at least $1,000,000 per occurrence.

Period of Performance
The CxA’s services are anticipated to commence at contract execution. The project will incorporate the requirements of the Energy Efficiency & Sustainable Construction Act of 2008 and it is desired to incorporate sustainable design and construction concepts where feasible.

The project will follow a construction manager at-risk (CM/GC) delivery method with a preliminary Stated Cost Limitation (SCL) estimated at $16,500,000.
