SUMMARY OF WORK

Scope
Provide all material, labor, tools, plant, supplies, equipment, transportation, superintendence, temporary
construction of every nature, and all other services and facilities necessary to upgrade the sewer lines
at the Queens Mail Processing Facility (MPF) including all incidental work described in the contract
documents.

The Summary of Work is attached to the Contract. The Summary of Work includes, but is not limited to,
the following: (Refer to contract documents for detailed scope of work).

General
Contract to seek advanced approval for assigned storage area inside the facility. Contractor may
require installing temporary fencing around storage area.
Full-time Field Superintendent: In addition to requirements of Clause B-42 Performance and
Superintendence by the Contractor, Contractor shall submit with his bid a resume for the
designated full-time superintendent(s) that shows his/her capability and expertise to supervise
and coordinate this type of construction project including skills to control construction schedule,
budget, manpower, coordination among subcontractors, understanding plans and specifications,
and make decisions. He/her should also request pre-installation meeting to all major work such
as mechanical, electrical, control, and commissioning to ensure advance understanding of
construction documents and facility rules, operations, and safety. Superintendent shall coordinate
all phasing work with USPS facility management prior to proceeding with shutting down of
Mechanical Equipment and any other equipment that will affect adversely the postal operations.
Acceptance/Warranty: USPS will accept restrooms and grinder pumps as described in the
construction specification and drawings for beneficial Occupancy after completion all related
contract work and acceptance by USPS Engineer of Record consultant. One- year Project
Warranty will start after acceptance the last restroom and its grinder pump/room. Warranty to
some mechanical equipment over one-year warranty will remain in effect as specified herein in
the construction specifications.

Architectural
1. Provide temporary partitions around all construction and phasing areas.
2. Demolish and adjust portions of existing slabs, floor finishes, masonry walls, gypsum boards only
(metal studs to remain) on chase walls, and WB plumbing partitions, suspended ceiling system,
compartment partitions, toilet accessories, and interior building signage in select building areas
indicated on the drawings. (AD4.01 and AD4.02)

3. Store detached plumbing fixtures and toilet accessories from the walls in safe space. Clean the dust,

grimes, stains before re-installing them.

4. Expand women’s toilet rooms (1136 and 1136A) and provide new metal stud partitions on the new

CMU walls and new ACT at expanded area indicated on the drawings.

5. Provide new grinder pump rooms (106B,133A,134,102A,1131,1136B). Grinder pump rooms have

exposed concrete floor and no ceilings.

6. When plumbing work finished, install portions of new slabs, masonry walls, gypsum boards on chase
walls, and WB plumbing partitions, toilet compartments, toilet accessories, and interior building
signage in select building areas indicated on the drawings. (A4.01 and A4.02)

7. Replace existing deteriorated toilets and urinals, compartment partitions, urinal screens, and

deteriorated floor finish with new in room 1104.

8. Prepare existing surfaces indicated to receive new finishes.
9. Provide interior sealants at joints and edges at walls and ceiling penetrations.
10. Provide lintels, hollow metal doors, and door frames with associated door hardware.
11. Provide access doors into plumbing cavities as indicated on drawings.

12. Provide epoxy floor surface in toilet rooms applied over existing ceramic tile.
13. Provide epoxy coating (wall finish) in toilet rooms applied over new gypsum wallboard surface.
14. Provide paint on new gypsum board and miscellaneous existing surfaces.
15. Provide select toilet accessories that are not provided by vendor.
16. Patch and repair existing walls, floors, and ceilings disturbed by demolition or new construction.

Structural
1. Pre-construction survey and testing in the designated work areas as described in structural

Fire Protection
1. Perform the necessary pre-construction activities, processing construction submittals, developing a
detailed project schedule, and coordinating with USPS regarding laydown areas, temporary facilities,
sprinkler zone shut down, draining and refilling, housekeeping requirements, etc.

2. Remove existing wet pipe sprinkler heads and associated portions of sprinkler branch piping and
install new wet pipe sprinkler branch pipe and sprinkler heads in toilet room areas indicated on the
floor plans per NFPA 13 requirements. Connect to existing sprinkler system as required.

3. The Fire protection drawings are schematic and are provided for design intent and pricing purposes
only. The contractor shall be responsible for obtaining the services of a licensed professional
engineer registered in New York state for the complete engineering and design of the fire sprinkler
system revisions / upgrades which include but may not be limited to, confirmation of proposed
sprinkler head layout, modifications to existing sprinkler piping and confirmation of adequate water
supply via hydraulic calculations.

Mechanical / Plumbing
1. Perform necessary pre-construction activities, including securing any necessary permits, processing
construction submittals, developing a detailed project schedule, and coordinating with USPS
regarding laydown areas, temporary facilities, scheduled outages, housekeeping requirements, etc.
2. Clean and sanitize restroom and adjacent janitor’s closet rooms according to the particular Phase of

Work indicated on drawing P1.02 Construction Phasing.

3. Shut down existing domestic water services as indicated on drawings.
4. Remove the existing plumbing fixtures in the restrooms plus adjacent janitor’s closet and safely store
for re-installation, or dispose of, as indicated on drawings. All existing plumbing fixture carriers to be
disposed of and replaced with new carriers.

5. Coordinate all plumbing work with contractor performing chase wall removal work.
6. Disconnect and remove sanitary waste and vent piping and domestic cold and hot water piping

connected to wall mounted plumbing fixtures as indicated on drawings.

7. Disconnect and remove existing floor drains and associated sanitary waste and vent piping or plug
existing floor drains as indicated on drawings. Coordinate this work with contractor performing the
slab cutting work.

8. Provide and install new floor drains and associated sanitary waste and vent piping as indicated on

drawings.

9. Provide and install new plumbing sanitary waste and vent piping, new domestic cold and hot water
piping, valves and water hammer arrestors, and new sewage grinder pump stations and for the
associated restrooms and adjacent janitor’s closets as indicated on the drawings. Plumbing
contractor to coordinate new wall access panel locations with general contractor installing the new
pipe chase walls.

10. Pressure and leak test all new sanitary waste and vent and domestic cold and hot water piping and

sanitize all new domestic cold and hot water piping.

11. Insulate all new domestic cold and hot water piping inside pipe chase only after pressure and leak

test reports have been reviewed and accepted by engineer.

12. Re-install existing cleaned and sanitized plumbing fixtures with new fixture carriers and/or new

plumbing fixtures with new fixture carriers as indicated on drawings.

13. Provide and install new sump pumps, floor drains and associated sanitary waste and vent piping

below slab and above slab in Mechanical Equipment Rooms and Boiler Room.

14. Provide and install new above grade Triplex Sewage Ejector Pump Package and associated pumped

sanitary waste piping in Boiler Room as indicated on drawings.

15. Provide and install new above grade Sewage Grinder Pump Station and associated pumped sanitary

waste piping in Battery Room as indicated on drawings.

16. Provide and install new Grease Interceptor, Grease Interceptor Sump Pump and associated below
slab sanitary waste piping and floor drain and above grade pumped sanitary waste piping in Pump
Room 134 as indicated on drawings.

17. Provide and install new pumped sanitary waste piping and associated pipe hangers and supports
throughout first floor of facility as indicated on drawings. Coordinate new locations of pumped sanitary
waste pipe routed above and through existing Look Out Galleries as indicated on drawings.
